A New Window for Affordable Housing in MMR

For thousands of families priced out of Mumbai’s private housing market, MHADA’s upcoming Konkan Mandal lottery in 2026 could prove to be a decisive opportunity. The housing authority is preparing to roll out a large-scale lottery covering more than 2,000 residential units in fast-growing suburbs such as Kalyan, Thane, Dombivli, and Ghoteghar.

The official advertisement is expected in February 2026, with the lottery draw likely to take place during April or May. The initiative reflects MHADA’s renewed push to expand affordable housing access beyond Mumbai city limits.

Why the Konkan Mandal Lottery Is Significant

In recent years, rising land prices and construction costs have sharply reduced affordable housing supply in the Mumbai Metropolitan Region. While private projects continue to dominate the market, prices remain beyond the reach of many salaried and self-employed households.

MHADA’s Konkan Mandal has emerged as a critical alternative, especially for buyers looking for well-connected suburban locations at regulated prices. The 2026 lottery is expected to be one of the largest offerings by the mandal in recent times.

Locations With Growing Demand

The proposed housing units will be spread across:

  • Thane, a major employment and transit hub

  • Kalyan, popular among first-time buyers

  • Dombivli, known for affordability and rail connectivity

  • Ghoteghar, an emerging residential pocket

These locations have witnessed increasing demand due to metro expansion, road upgrades, and better civic infrastructure, making them attractive for long-term residence.

Strong Application Rush Expected

MHADA’s previous lottery data indicates overwhelming interest. In 2025, nearly 1.5 lakh applications were submitted for around 5,000 homes under the Konkan Mandal, underscoring the acute demand for affordable housing.

Given the scale of the upcoming lottery and the continued rise in private market prices, authorities anticipate intense competition once applications open.

Private Developer Units and PMAY Homes Included

A notable aspect of the 2026 lottery is the inclusion of 15–20% housing stock from private developers, in addition to homes offered under the Pradhan Mantri Awas Yojana (PMAY).

This blended model allows MHADA to increase supply while accommodating buyers from different income groups, including economically weaker sections and lower-income families.

Timeline to Watch

Lottery notification: February 2026

Application window: To begin soon after the notification

Draw date: April–May 2026

The last date for application submission will be declared in the official notification. Prospective applicants are advised to regularly check MHADA’s Konkan Mandal updates.

Preparing for the Lottery

Interested buyers should begin preparing essential documents such as income proofs, domicile certificates, and identity verification well in advance. Understanding category-wise eligibility—especially for PMAY-linked units—will also be crucial.

Looking Ahead

As housing affordability continues to challenge urban Maharashtra, the MHADA Konkan Mandal Lottery 2026 stands out as a practical intervention aimed at bridging the gap between demand and access. With over 2,000 homes planned across key suburban zones, the scheme is expected to offer renewed hope to thousands of aspiring homeowners.
